Re-establishment Surveys
A Re-establishment Survey is required if you need to determine and mark the existing boundaries of your property. This may be required for a number of reasons including due diligence when purchasing, the design of a new building, when fencing a boundary or in preparation for subdivision.
Legally, in Victoria, the re-establishment of title can only be undertaken by a Licensed Land Surveyor.
Feature Surveys
Feature Surveys are undertaken where information is required about the shape, size and level of land and the building and improvements thereon. This service is regularly required by Architects and Engineers to enable the design of buildings, roads, and other services.
At Mangan Survey, we use the latest Total Station and GPS technology to efficiently capture the required data and can work with your Architect or Engineer to determine the survey requirements.
A Feature Survey can be done in conjunction with a Re-establishment Survey if required.
Subdivision
Subdivision is the process of legally dividing land into separately titled lots. This may include the re-alignment of boundaries where the number of separately transferrable lots is maintained.
Although other consultants such and Planners, Engineers and Architects may also be required as part of the process, a subdivision cannot be undertaken without a Licensed Land Surveyor. The role of the Land Surveyor includes:
• The re-establishment of existing title boundaries
• Preparation of the Plan of Subdivision
• Lodgement of the Plan of Subdivision with Council through an online system known as SPEAR.
• Marking of the lot boundaries
• Preparation of supporting documentation required for lodgement at Land Use Victoria (Titles Office)

We also have significant experience undertaking subdivisions for Acquiring Authorities under Section 35 of the Subdivision Act 1988.
Consolidation
Consolidation of titles is the process of combining two or more existing titles into a single title. There are a number of reasons why consolidation may be required including to meet minimum lot area requirements and the reduction of ongoing costs.
Floor Level Surveys (AHD)
When building on a site subject to an inundation overlay, it is a common requirement that the buildings floor level be above a minimum height relative to the Australian Height Datum (AHD).
As Licensed Surveyors, we can provide a reference mark on site prior to construction and also verify and certify the floor level once constructed or when form work is complete, prior to pouring a slab.
